One Contract

One number, one company, one set of keys

Turnkey means the client signs once and receives a finished building. No separate structural contract, no gap between the finishing contractor and the MEP contractor for someone to fall into, and no argument at the end about which package a defect belongs to.

It suits owners who do not want to run a construction project themselves, and clients who value a single point of accountability more than the marginal savings of splitting packages. What you get at the end is a building that has been tested and documented, not just finished.
