Group Four project in Bkassine, Chouf, scaffolded with repair and finishing works underway on an existing structure
Renovation

Renovation & Rehabilitation

Structural repairs, concrete restoration, facade and balcony works on buildings already standing, through to full refurbishment.

Existing Buildings

You find out what you have once you open it

Renovation carries a risk new build does not: the survey tells you less than the demolition does. Corroded reinforcement, previous alterations, and services running where no drawing shows them all turn up after work starts. We price the known scope and agree how the unknowns get handled before anyone swings a hammer.

Concrete repair is the part clients most often underestimate. Where reinforcement has corroded, patching the surface hides the problem rather than fixing it. The steel has to be exposed, treated, and reinstated with the right cover, or the same spall comes back.

Scope of works

01

Condition Survey

What is actually there, before anything is priced: structure, services, and the alterations nobody documented.

  • Structural condition assessment
  • Services and alteration tracing
  • Scope and risk agreed up front
02

Concrete Restoration

Reinforcement exposed, cleaned, and treated, then reinstated with the correct cover so the spalling does not return.

  • Reinforcement exposure and treatment
  • Repair mortars and reinstatement
  • Cover restoration to specification
03

Structural Repairs

Strengthening where loads have changed or elements have been cut, coordinated with a structural engineer.

  • Jacketing and strengthening
  • Openings formed and framed
  • Load path verification
04

Facade & Balcony Works

Balcony edges and facades are where water damage shows first, and where it is cheapest to catch early.

  • Balcony edge and soffit repair
  • Facade cleaning and recoating
  • Waterproofing and drainage correction
05

Full Refurbishment

Where the building is taken back to shell and rebuilt, with services renewed and finishes replaced throughout.

  • Strip-out and shell preparation
  • Services renewal
  • New finishes and handover

Older buildings across the Chouf

Much of the Chouf housing stock is decades old, with balcony and facade problems that follow a familiar pattern. Having repaired a number of them locally, we usually know what we are looking at before we open it up.
