Renovation carries a risk new build does not: the survey tells you less than the demolition does. Corroded reinforcement, previous alterations, and services running where no drawing shows them all turn up after work starts. We price the known scope and agree how the unknowns get handled before anyone swings a hammer.
Concrete repair is the part clients most often underestimate. Where reinforcement has corroded, patching the surface hides the problem rather than fixing it. The steel has to be exposed, treated, and reinstated with the right cover, or the same spall comes back.
